Coastal Buys talks to SALT PM Business Development Manager Molly Oakshott about SALT PM’s services and how the rental and holiday markets are performing.
What services does SALT PM offer?
SALT PM offers both permanent property management and luxury holiday rental management. For permanent rentals, we look after the full management process, including tenant selection, leasing, rent collection, maintenance, inspections, compliance and ongoing communication with owners and tenants. For holiday rentals, we provide an end-to-end service. From preparing and marketing the property, managing bookings and pricing, through to guest communication, check-ins, cleaning, linen, maintenance and after-hours support.
What can owners expect when engaging SALT PM?
Owners can expect a service that is personal, proactive, and focused on getting the most from their investment. At SALT PM, we take the time to understand each property and our owners’ goals, then manage it with a clear strategy to maximise returns, protect its long-term value and identify opportunities to improve performance. How is the holiday market performing?
One of the biggest trends we’re seeing in the holiday market is that guests are increasingly looking for more than just somewhere to sleep — they want an experience. There is strong interest in properties that offer something special, particularly luxury accommodation, or properties with standout features such as beachfront locations, pools, spas, saunas, ice baths, cinema rooms and beautifully designed outdoor spaces. We’re also seeing pet-friendly properties perform particularly well, as more guests want to bring their pets along on holiday.

Have you noticed any trends in the rental market?
A current trend we’re seeing across the Tweed Coast is more holiday properties moving into the permanent rental market, particularly through the quieter winter months. Some owners are choosing to offer their properties as shorter-term leases over winter, before returning them to holiday letting for the busier periods. We’re also seeing a number of owners decide to transition to permanent rentals altogether.
What advice would you give to owners deciding between promoting their property as a permanent or holiday rental?
I would encourage owners not to think of it as simply choosing one or the other. Depending on the property and their circumstances, there can be an opportunity to take advantage of both markets throughout the year. The right strategy comes down to the property, the numbers, the owner’s goals and how much flexibility they want. There isn’t a single approach that works for everyone, which is why having a local property manager who understands both markets can help owners make an informed decision and get the most from their investment.
What is it about the Tweed Coast region that appeals to holiday makers?
The Tweed Coast has a really unique appeal because it offers the relaxed feel of a coastal holiday without being too far removed from everything visitors need. The region also has a fantastic food and lifestyle offering, with great local cafés, restaurants, markets, fresh produce and an increasingly strong dining scene. Visitors can spend the morning at the beach and the afternoon exploring the hinterland, enjoying a long lunch or experiencing one of the region's wellness offerings.
What are your favourite things to see and do in the Tweed Coast, Byron Shire or Gold Coast regions?
There is so much to do on the Tweed Coast, I love starting the morning with a walk along the beach or grabbing a coffee in Kingscliff, then heading somewhere like Cabarita or Pottsville for a swim. On the Gold Coast, there is obviously plenty happening, from the restaurants and bars around Burleigh Heads to the beaches and national parks. But honestly, I think one of the best things about living in this region is how close everything is. You can go from the beach to the hinterland, enjoy a beautiful meal, watch the sunrise and be home again without having to travel very far.
